Princeton NJ Real Estate Market Report March 2014

Welcome to Princeton NJ real estate market report for March 2014. Let’s take a look at real estate activity in Princeton NJ. During the month of March 2014 the number of active listings was down 6% from one year earlier and up 23% from the previous month.

Listing Price Vs. Median Sold Price

 The median listing price for homes for sale in Princeton was just over $1.25 million.    While the median sales price was just under $1.35 million.   This is a good sign of a strong market when those two numbers are close.

Days on Market

Compared to the same period as last year, the average number of days Princeton NJ homes spent on the market before being sold was 76 days versus just 39 days for the same period one prior.

The number of units sold increased 100% year over year and decreased 47% month over month. One key factor is the horrible winter weather Princeton has experienced. On the brighter side, homes in the higher price range of $1.750 million and above are experiencing  their fasting times to go under contract in many years.
